I have all my short sales approved but need to know the best way to make the good money. As short sale negotiator, I usually only make 6% as negotiator on "non realtor" sales. If realtors are involved, I usually take 2% or the bank attempts to cut me entirely out of the equation. I need to figure out the best way to buy and flip before I actually take ownership. Do you also contact mortgage companies to obtain their preforeclosures or do you just rely on people contacting you from your advertising. BTW, I am also a licensed broker and steering most of my efforts on short sells, wholesaleing and some rehabs. Maybe we can put some deals together if you have something come up in Texas.
